Does Cornerstone only manage property in Fort Dodge?
No! We manage properties in many towns including but not limited to:
- Fort Dodge
- Webster City
- Rockwell City
- Pomeroy
- Palmer
- Badger

Do I have to apply for each unit individually if I like multiple?
Cornerstone utilizies a general application system. If you submit an application and it is approved, it can be transferred to a different available property if you meet the qualifications for it as well until you hold the property with a hold fee.

Do you do showings for prospects who aren't approved yet?
Our leasing staff does provide availability on one day a week for prospects who don't have an approved application to view a unit. Still, without an approved application, you are limited to one showing!

If I want to move in a couple of months, can I secure something now?
Unfortunately, it is impossible to accurately predict exactly what our availability will look like 30+ days out. The best thing to do to prepare is to submit and complete your general application as soon as possible. With an approved application already waiting, you are prepared and able to secure a unit you qualify for immediately if it comes up!

How long will my approved application be good for?
An approved application remains valid for up to six months. However, Cornerstone reserves the right to re-verify eligibility, including income, criminal background, and other qualifying criteria, prior to securing a unit. This re-verification process will be conducted at no additional cost to the applicant.

What does Cornerstone look at for applications?
The Cornerstone Property Management Group application process is an in-depth scoring system which takes into account but is not limited to resident scores, rental history or home ownership, income, employment, and a background check.

Do you rent to felons?
A felony may score negatively in our criminal category, yet not an automatic denial. It would depend on how you score in the other categories. Please make sure to answer the application question regarding crimes fully and honestly, as any false information will result in an automatic denial.

Can you hold a property for me to rent later?
We will hold a property for a maximum 14 days before the lease starts. You do not need to move in on the 14th day yet rent will be charged and due. You will need to fill out the property hold form and pay the associated fees.
** Exceptions to this policy may be made by the Broker on a case-by-case basis.

Who needs to fill out an application?
Anyone 18 years or older who is/would be living in the household needs to have an updated and approved application with Cornerstone.

Do you rent to people with evictions?
In general, Cornerstone does not rent to anyone with an eviction on their record in the past 7 years.

How much is the application fee?
The application itself is $35 per adult.

Can I pay rent in advance?
Yes. You can also set up recurring payments through your tenant portal if you choose to do so.

What forms of payment does Cornerstone accept?
We take money orders, cashier's checks, and personal checks in person. You can only do a payment via ACH or by credit/debit card from your appfolio tenant portal! We do not have a card reader in office.
We do not accept ANY cash.

I had something happen and I no longer have rent, what do I do?
If you are in a situation where you cannot pay your rent by the end of the grace period, know that we understand how stressful this can be. With that being said, we do need to figure out a way to get the rent paid in full.
Cornerstone staff can send you a list of community resources we have compiled upon your request. We do not guaruntee any will be able to help you, but they may be able to point you in the right direction if anything.
Communication is key, please keep Cornerstone staff updated along the way, no matter how small the update is.

Can I paint?
Let us know what color of paint you want to use and where you would be painting. We will inform you of approval or denial! This is just how our policy on that reads:
Painting must be approved in writing by owner and/or management. If painting is NOT approved or is done in an ill manner, it will be repainted at tenant's cost upon vacating.
Cornerstone reserves the right to make this determination at its sole discretion at the time the tenant vacates.

I need to move before my lease is up, what can I do?

Can I just turn in my keys on the last day of my lease?
No. You are only 'in lease' for the duration of time between the two dates referenced in the beginning of your lease. Still, a notice to vacate IS legally required to no longer be responsible for the unit unless your lease specifies that it does not go month to month after the expiration date.
Typically, a 30 day notice (can only be turned in on or before the 1st of that month) is required unless your lease requires a different amount of time.

What happens if I don't turn in my move out notice in time?
Unless worded differently in your lease or given written permission from the landlord, a move out notice is always required on or before the 1st of the month. If you wait until the 2nd or after, legally, the landlord can hold you financially and physically responsible for the unit until the last day of the NEXT month.

Can you use my security deposit as payment for my last month's rent?
No, your security deposit is held until the end of your tenancy so that any repairs, cleaning, or unpaid fees needed done or paid because of the tenant can be remedied at the responsible party's expense.
